The Senior Sales Consultant is responsible for driving sales and leasing activities at a community to achieve occupancy, revenue, and resident retention goals. This role also involves mentoring other sales consultants and leading cross-market sales initiatives.
Responsibilities
- Lead all sales and leasing activities, including greeting and qualifying prospects, conducting tours, processing applications, and preparing lease agreements
- Collect pertinent information from prospective residents and record as appropriate
- Stay informed about market and competitor conditions and collaborate on marketing plans to sustain occupancy
- Design and execute marketing activities and events to drive traffic, including referral programs and internet marketing
- Use property management software to track availability, traffic, leasing activities, and manage resident data
- Ensure property and show units meet company standards for show quality
- Follow up with prospects and new residents within 24 hours to ensure satisfaction and document all interactions
- Execute activities in support of the property’s lease renewal program, preparing letters and ensuring timely signing
- Respond quickly and courteously to resident and client/owner concerns and take action to solve problems
- Demonstrate customer service skills by treating residents, prospects, and guests with respect and addressing complaints
- Attend community and networking events, aligning with local associations to generate referral sources and new business leads
- Lead and participate in projects aimed at driving sales performance and enhancing leasing strategies across multiple markets
- Complete and/or oversee best practices for social media and digital advertising initiatives
- Provide training and guidance for less experienced sales consultants
- Attend and assist with the setup of events as required to help drive sales and improve renewal efforts
Requirements
- High school diploma or equivalent
- 2-4 years of relevant sales, marketing, internet and customer service experience
- Active RISE Mentor with demonstrated leadership and mentorship capabilities
- Ability to read, write, and communicate effectively for legal documents and sales explanations
- Mathematical skills for sales conversions
- Ability to apply sales skills including lead generation, presentations, qualifying prospects, and closing
- Ability to identify and analyze market trends using data-driven insights
- All licenses and/or certifications as required by State and Local jurisdictions
- Valid driver’s license (to drive a golf cart on property)
- Proficiency in technology, including CRM systems, virtual tour platforms, social media platforms, and standard business software
- Proficiency and fluency in using the internet for marketing, advertising, and sales
- Ability to adapt sales message to specific markets and professionals
Qualifications
- High school diploma or equivalent required; associate or bachelor’s degree in business, marketing, hospitality, or related field preferred
- 2-4 years minimum of relevant experience in sales, marketing, internet, and customer service
