Leasing Manager

About This Role

This role oversees the marketing, advertising, and sales activities for a student apartment community, ensuring revenue and occupancy goals are met. It involves leading the leasing team and implementing strategies for resident retention and new leases.

Responsibilities

• Ensure achievement of the community’s revenue and occupancy goals by directing marketing, advertising, and sales activities.
• Oversee on-site traffic, ensure appropriate inventory of "ready" apartments, and set rent pricing and concessions.
• Monitor day-to-day sales and leasing activities and stay informed about market and competitor conditions.
• Develop and implement short- and long-term marketing plans and goals, using creative strategies for pricing, concessions, and advertising.
• Develop print and internet advertising strategies, use technology to promote the community, and generate sales and leasing reports.
• Work with the maintenance team to ensure community appearance and safety standards are met, and enhance apartment/community salability.
• Actively participate in the leasing process by generating traffic, leasing apartments, qualifying prospects, and preparing lease documentation.
• Review and analyze financial reports, shop reports, traffic and closing ratios to identify and resolve leasing performance issues.
• Oversee the lease renewal program, including resident functions, communication, and assisting with move-outs.
• Respond to resident and client/owner concerns, take prompt action to solve problems, and supervise the community’s leasing team members.
