Manage the day-to-day operations of two or more properties, including team leadership, financial goals, and compliance, to ensure high standards and resident satisfaction.
Responsibilities
- Provide input into the development of property budgets by analyzing financial statements and market information
- Meet targeted revenues by setting rent rates, ensuring timely collection of rent and fees, and preparing financial reports
- Approve invoices from vendors, contractors, and service providers, reconciling work performed and managing communication
- Control expenditures within the approved budget and manage the petty cash fund
- Oversee the lease enforcement process, including approving applications, inspections, evictions, and fee collection
- Gather and interpret market trends to implement marketing and leasing strategies for occupancy and revenue goals
- Promote resident satisfaction and retention by responding to complaints and ensuring maintenance team compliance
- Conduct regular property inspections to ensure safety, cleanliness, and appearance standards are met
- Supervise property staff by interviewing, hiring, orienting, training, and managing performance
- Assist in managing client/owner relationships by meeting with owners and providing property performance updates
Requirements
- 5+ years of property/community management experience
- Strong delegation skills
- Team-development skills
- Advanced financial acumen skills
