About This Role

As a Project Manager II, you will be responsible for the overall safety, direction, completion, and financial outcome of construction projects from initial budget through closeout, while maintaining positive relationships with internal and external Project Team members.

Responsibilities

  • Contribute to the overall safety, direction, completion, and financial outcome of construction projects
  • Identify and exceed client needs to ensure customer satisfaction
  • Estimate, value engineer, and develop project budgets
  • Facilitate the subcontractor bid process, including processing, distribution, and tracking documentation
  • Utilize software programs and templates to process, distribute, and track project documentation
  • Negotiate subcontractor and material buyout; develop and negotiate subcontracts
  • Plan and schedule projects
  • Manage jobs in progress including subcontractor coordination, conflict resolution, documentation, and ensuring quality and safety
  • Manage project costs through ongoing evaluation of labor, material, and equipment; forecast and analyze construction costs, exposures, and profits
  • Perform project closeout
  • Manage single projects in the $5 Million to $20 Million range or multiple small projects
  • Present clearly and professionally to owners during the bidding process
  • Collaborate with Field Supervision to ensure smooth project execution
  • Provide leadership through building relationships, motivating others, providing clear direction, and cooperative teamwork
  • Communicate effectively, both written and verbal
  • Provide training and serve as a mentor to less experienced personnel
  • Interact with clients and potential clients to identify and pursue potential work
  • Prepare and participate in client presentations and project interviews
  • Negotiate and secure new business
  • Build relationships with owners/architects/developers beyond current project
  • Develop leads and be active in industry organizations
  • Actively develop client relationships to sustain project and future work

Requirements

  • 9+ years' experience in construction management
  • Ability to build and maintain strong working relationships
  • Strong written and verbal communication skills
  • Collaborative approach to leading successful projects
  • Self-motivated with the ability to work independently and as part of a team
  • Detail oriented

Qualifications

  • B.S. in Construction, Engineering, or related area of study
  • 9+ years' experience

Nice to Have

  • Warehouse, Healthcare, Mission Critical, K-12, and Higher Education construction experience
