About This Role

The Porter/Gatekeeper maintains the common areas of a residential property, ensuring cleanliness and upkeep both indoors and outdoors. This role also supports general maintenance and cleaning tasks, operating with a customer-centric approach in a collegiate environment.

Responsibilities

• Maintain the physical condition of the property according to The Scion Group’s Standard Operating Procedures, OSHA, and Industry standards
• Perform physically demanding work to maintain the asset and other property features, minimizing liability concerns
• Remove trash and debris from common areas continuously
• Sweep and remove debris from curbs, parking areas, walkways, and stairways as scheduled
• Maintain and repair loose stairwell treads
• Maintain and repair exterior lighting by replacing burned-out bulbs and reporting inventory
• Mow lawn areas, remove clippings, trim planting beds, rake and remove leaves and other debris from landscaped areas
• Apply weed and feed to lawn areas, top seed and water as needed
• Install seasonal plantings, replacement shrubs and trees, decorative rock, and water features
• Trim and prune trees and shrubs as directed
• Maintain, adjust, and repair irrigation systems and fountains as needed
• Clean pool and spa in accordance with manufacturer specifications and code compliance
• Perform routine maintenance and repairs to pool equipment as directed
• Promote safety awareness among residents and visitors
• Keep drainage grills on grounds clear of leaves
• Pressure-wash sidewalks, buildings, and pool decks
• Assist in snow removal as required
• Undertake job-related training as necessary
• Maintain required property uniform and present a professional appearance and attitude

Requirements

• High school/GED or trade school diploma
• One year of experience in lawn/grounds maintenance or equivalent
• Efficient in reading instructions and documenting labor and materials
• Punctuality and dependability
• Ability to work under pressure of deadlines
• Schedule flexibility to accommodate after-hours and weekend emergencies
• Valid driver’s license
• Ability to stand 8 hours or longer per day
• Ability to lift up to 100 lbs.

Qualifications

• High school/GED or trade school diploma
• One year of experience in lawn/grounds maintenance, or equivalent combination of education and experience
