About This Role

This Dual-Site Community Manager serves as a dynamic business manager and community leader, responsible for operational excellence, expense management, and revenue performance across two properties in Statesboro, GA.

Responsibilities

  • Attract and hire exceptional team members, ensuring proper staffing including after-hours on-call shifts, and act as primary responder
  • Train, develop, and lead team members to optimize property operations and foster career growth through data, conversations, and team building
  • Prepare, respond, and advise on all community aspects including market trends, physical condition, policies, and onsite emergencies
  • Engage the Legal department for vendor management, risk management, court appearance, and contract administration
  • Conduct quarterly apartment inspections to assess damage and identify property improvements
  • Accountable for safe and sanitary community experience, including curb appeal, sound facilities, common areas, and preventative maintenance
  • Maintain and audit valid building and system permits to ensure compliance with codes and company standards
  • Identify and gain approval for capital expenditure improvements, obtaining vendor bids for projects exceeding budget thresholds
  • Proactively plan and execute the annual turnover process with the Assistant General Manager and Facilities Supervisor, managing financial performance and utilizing Turnable
  • Monitor customer feedback from internal surveys and reputation platforms to promptly improve the resident experience
  • Achieve all unique Key Performance Indicators and revenue targets such as market rates, gain to lease, concessions, and leasing velocity
  • Work with partner departments on financial aspects including preparing budgets, managing expenditures, payroll, and forecasting

Requirements

  • 3+ years’ experience managing living communities and a team of 3+
  • Exceptional written and verbal communication skills
  • Proficient in Property Management Systems (Entrata preferred)
  • Time Management skills
