About This Role

Manage the day-to-day operations of a build-to-rent community, ensuring established budgeted financial and operational goals are met. This role leads the onsite community team, oversees leasing activities, and promotes resident satisfaction while adhering to company policies and real estate regulations.

Responsibilities

  • Manage the team members, daily activities, and resources of the property to achieve established budgeted financial and operational goals
  • Ensure the operation of the property complies with Company policies, Fair Housing, ADA, FCRA, and other real estate laws
  • Ensure the BTR community, homes, and common area spaces are prepared for daily leasing and residential activities
  • Welcome prospective residents, guide them through the community, and conduct new home tours
  • Provide information on leasing processes and respond to community-related inquiries, requests, and concerns via telephone and email
  • Oversee each BTR community by interviewing sales and onsite BTR leasing candidates and onboarding new team members
  • Facilitate and lead BTR community-specific company training and manage onsite leasing operational performance
  • Participate and provide input into the development of budget(s) for BTR communities by analyzing financial statements, market information, and operational reports
  • Meet targeted revenues by assessing market rent rates, ensuring rent/fees are collected, and preparing financial status reports
  • Assist with supplier partner, contractors, and service provider relations to ensure work and products match contractual obligations
  • Control expenditures by staying within approved budget constraints
  • Oversee the lease enforcement process, including reviewing applications, conducting home inspections, and collecting fees
  • Gather, analyze, and interpret market and economic trends to implement marketing and leasing strategies to achieve occupancy and revenue goals
  • Promote resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner
  • Conduct regular property inspections to ensure physical aspects meet established standards for safety, cleanliness, and curb appeal
  • Utilize property management systems to manage social media, reputation, resident ledgers, service requests, and prospect data

Requirements

  • 3+ years of experience managing onsite operations in relevant fields (BTR, New Home Sales, Hospitality, Retail, Multi-Family PM)
  • Active Real Estate or Property Manager or Property Manager in Charge license in the State of Georgia
  • Advanced computer/technology system knowledge (Property Management Systems, CRMs, Word, Excel, PowerPoint)
  • Strong written and verbal communication skills
  • Demonstrated customer service skills in fast-paced environment
  • Detail-oriented, ability to produce high quality work in deadline-oriented environment
  • Ability to multi-task
  • Ability to thrive in a high volume, data entry and processing work environment

Qualifications

  • Associate degree or higher is preferred
  • 3 or more years of experience managing onsite operations in Build to Rent Real Estate, New Home Sales, New Construction/Lease Up Sales, Hospitality, Retail and/or Multi-Family Property Management
