This role involves planning, organizing, and executing skilled carpentry, maintenance, and repair activities across Cape Cod Healthcare's off-site medical facilities and residential properties. The manager ensures properties are safe, functional, and professional through work order response, site assessments, and project execution.
Responsibilities
- Collaborate with property management, facilities leadership, site leaders, and external vendors to support operational, safety, and compliance.
- Receive, prioritize, and complete work orders across multiple off-site locations, communicating status and completion timelines.
- Perform skilled carpentry and construction-related repairs including doors, frames, drywall, painting, and minor flooring.
- Perform general maintenance tasks within scope of training and licensure, including minor plumbing or electrical repairs, and coordinate licensed trades.
- Conduct routine walkthroughs and inspections to identify maintenance deficiencies, cosmetic issues, and life-safety concerns.
- Support small repair, renovation, and refresh projects, assisting with planning, material takeoffs, scheduling, installation, and closeout.
- Manage requirements for permits, inspections, or specialty trades (HVAC, fire protection, etc.) and coordinate vendor support.
- Assist with obtaining vendor quotes, coordinating site access, and verifying quality of completed work.
- Maintain accurate documentation of work performed, materials used, and closeout notes within the work order system.
- Maintain clean, orderly, and safe work areas, minimizing disruption to operations, residents, tenants, and staff.
- Adhere to all safety policies and procedures, including proper use of tools and PPE.
- Escalate urgent or high-risk conditions immediately to leadership, such as water intrusion or life-safety issues.
- Communicate professionally with site leaders, managers, residents, tenants, and vendors to ensure high-quality customer service.
- Identify process improvement opportunities and present recommendations and solutions to management.
Requirements
- High school diploma or equivalent
- Ten (10) years of experience in commercial and residential carpentry, facilities maintenance, or property maintenance
- Active Massachusetts Construction Supervisor License (CSL) with appropriate classification
- Valid Massachusetts Driver’s License
- Demonstrated ability to troubleshoot problems, prioritize tasks, and work independently across multiple sites
- Ability to use mobile technology for work orders, documentation, and photographic records
Qualifications
- High school diploma or equivalent required; trade school, technical training, or apprenticeship preferred.
- Minimum of ten (10) years of experience in commercial and residential carpentry, facilities maintenance, or property maintenance.
