Supervise and ensure the maintenance and safety of a student housing property. Lead a maintenance team, perform routine maintenance, and ensure high curb appeal, timely unit turns, and efficient inventory management.
Responsibilities
- Supervise and ensure the maintenance of facility and grounds based on Company and property objectives
- Enter occupied apartments to make necessary repairs and clean up thoroughly after performing work
- Complete resident work orders in a timely and efficient manner
- Possess knowledge of a wide variety of maintenance areas, including electrical systems, plumbing, appliance repairs, carpentry, painting, and HVAC
- Be available for off-hours call backs to handle maintenance emergencies
- Service general plumbing and basic electrical needs of the property
- Inspect facilities and equipment to determine need and extent of service
- Pick up trash on the property and maintain general property appearance
- Maintain inventory of tools, equipment, and supplies, and order maintenance supplies with approval
- Implement and supervise an inspection program for all public areas and resident apartments
- Communicate regularly with the General Manager on all ongoing maintenance related activities
- Participate in an on-going property improvement plan and preventive maintenance program
- Conduct regular maintenance department meetings and property staff meetings
- Work with the general manager to conduct on-site safety meetings and maintain safety logs
- Solicit bids from contractors and vendors in compliance with Company policy and supervise contracted work
- Comply with all Company procedures relating to turn activities, vendor management, cost containment, and staffing
Requirements
- 3+ years of maintenance experience, including HVAC, plumbing, and electrical
- 1+ year of supervisory experience, preferably in residential properties or rental operations
- High school graduate or equivalent
Qualifications
- High school graduate or equivalent
- Minimum of 3 years of maintenance experience, including HVAC, plumbing, and electrical, and a minimum of one-year supervisory experience, preferably in residential properties or rental operations.
Nice to Have
- EPA type II and above certification
- Air conditioning and refrigeration certification
- Pool maintenance certification
