Supervise day-to-day maintenance operations and ensure the physical upkeep of assigned residential properties, ensuring compliance with company policies and regulations. This role involves financial responsibility for property budgets and leading a maintenance team to meet service standards.
Responsibilities
- Work with the maintenance team to ensure daily maintenance tasks, such as service requests and unit make-ready standards are met
- Review and track progress of service requests and identify chronic maintenance issues
- Respond to maintenance related issues in a timely manner while maintaining a professional demeanor
- Perform various maintenance functions including repairs to electrical, plumbing, appliances, flooring, carpentry, and HVAC systems
- Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, and door/lock repair
- Perform various proactive preventative maintenance, including siding, painting, lighting, sprinkler, and pool maintenance
- Responsible for work order systems accuracy by verifying all orders are completed to company standards and resident satisfaction
- Daily inspection of property grounds, buildings, and common area amenities to maintain safety and cleanliness standards
- Oversee and assist with management of property emergencies, such as snow, fires, and floods
- Promptly communicate with maintenance supervisor and property manager concerning all maintenance issues at the property
Requirements
- High school diploma or equivalent
- At least three years of experience in the property management industry or directly related field
- General maintenance and carpentry skills
- Valid driver’s license
- Clean driving record
- Current auto insurance
- Ability to read, write and understand English
- Ability to use general office equipment
- Excellent customer service and interpersonal skills
Qualifications
- High school diploma or equivalent
- At least three years of experience in the property management industry or directly related field
