Maintenance Supervisor

About This Role

Supervise and lead maintenance staff to ensure the upkeep, repair, and cleanliness of assigned apartment buildings, meeting company and industry standards of excellence. This role involves both administrative duties and hands-on maintenance work.

Responsibilities

• Perform daily administrative tasks including online training, reviewing updates, scheduling vendors, and ordering parts.
• Ensure all service requests and repairs are completed correctly and promptly using the company's mobile maintenance app.
• Lead maintenance staff, diagnose problems, and perform replacement/repair of HVAC, electrical, plumbing, pool, carpentry, drywall, and appliances.
• Ensure buildings, grounds, common areas, and vacant units are painted, cleaned, and ready for use per company guidelines.
• Oversee and complete the "make-ready" process for vacant apartment homes within five business days of move-out.
• Complete monthly Preventative Maintenance processes as outlined in the Policy and Procedure Manual.
• Prepare properties for Owner, Federal, State, and local inspections.
• Inspect grounds, buildings, and common areas for cleanliness.
• Remove snow from sidewalks, entryways, and other common areas using company-approved equipment and supplies.
• Assist Property Manager in developing the budget for repair, maintenance, and capital expenses.
• Maintain an organized, clean, and safe work area.
• Comply with all Standard Operating Procedures and OSHA regulations.
• Communicate effectively with residents, fellow associates, vendors, and supervisors.
• Actively participate in technical training programs to enhance personal skill level.

Requirements

• High School Diploma / GED
• 3+ years of experience overseeing maintenance buildings and teams
• Valid driver's license
• Insured vehicle
• Ability to travel between properties

Qualifications

• High School Diploma / GED
• Three years of oversight of Maintenance Buildings and team members.
