Maintenance Supervisor

About This Role

Supervise and lead a maintenance team to ensure clean, well-maintained, and welcoming residential communities, managing budgets, inventory, and compliance.

Responsibilities

• Monitor team's budget, manage inventory, and delegate work orders effectively
• Ensure all apartments are ready for new residents and adhere to compliance standards
• Provide training and development opportunities for team members
• Lead, schedule, and supervise the daily work of the maintenance team, ensuring high performance
• Foster a team culture rooted in excellence, integrity, kindness, connection, and service
• Supervise vendor partners, ensuring work is completed timely, safely, and to company standards
• Manage capital improvement projects, including obtaining bids, scheduling, and overseeing execution
• Proactively identify and resolve service needs throughout the community
• Maintain and execute quarterly preventative maintenance programs
• Ensure HVAC, plumbing, electrical, and other systems are functioning optimally through hands-on repair and oversight
• Oversee unit turn scheduling and execution, ensuring homes are move-in ready and meet quality standards
• Inspect vacant units to confirm cleanliness, functionality, and presentation prior to move-in
• Implement and maintain a preventative maintenance plan for all buildings and equipment
• Ensure grounds, amenities, and common areas are clean, safe, and beautifully maintained
• Conduct on-call emergency service rotation as scheduled
• Respond to service requests in a timely, thorough, and professional manner
• Follow safety guidelines in accordance with OSHA and company policy and standards

Requirements

• Minimum of 3 years’ experience in apartment maintenance or a skilled trade
• Valid Driver's License
• EPA certification

Qualifications

• High School or GED equivalent
• Minimum of 3 years’ experience in apartment maintenance or a skilled trade such as HVAC, plumbing, or electrical. Prior supervisory or lead technician experience strongly preferred.

Nice to Have

• Prior supervisory or lead technician experience
• CPO Certification
