Supervise and lead a maintenance team to ensure clean, well-maintained, and welcoming residential communities, managing budgets, inventory, and compliance.
Responsibilities
- Monitor team's budget, manage inventory, and delegate work orders effectively
- Ensure all apartments are ready for new residents and adhere to compliance standards
- Provide training and development opportunities for team members
- Lead, schedule, and supervise the daily work of the maintenance team, ensuring high performance
- Foster a team culture rooted in excellence, integrity, kindness, connection, and service
- Supervise vendor partners, ensuring work is completed timely, safely, and to company standards
- Manage capital improvement projects, including obtaining bids, scheduling, and overseeing execution
- Proactively identify and resolve service needs throughout the community
- Maintain and execute quarterly preventative maintenance programs
- Ensure HVAC, plumbing, electrical, and other systems are functioning optimally through hands-on repair and oversight
- Oversee unit turn scheduling and execution, ensuring homes are move-in ready and meet quality standards
- Inspect vacant units to confirm cleanliness, functionality, and presentation prior to move-in
- Implement and maintain a preventative maintenance plan for all buildings and equipment
- Ensure grounds, amenities, and common areas are clean, safe, and beautifully maintained
- Conduct on-call emergency service rotation as scheduled
- Respond to service requests in a timely, thorough, and professional manner
- Follow safety guidelines in accordance with OSHA and company policy and standards
Requirements
- Minimum of 3 years’ experience in apartment maintenance or a skilled trade
- Valid Driver's License
- EPA certification
Qualifications
- High School or GED equivalent
- Minimum of 3 years’ experience in apartment maintenance or a skilled trade such as HVAC, plumbing, or electrical. Prior supervisory or lead technician experience strongly preferred.
Nice to Have
- Prior supervisory or lead technician experience
- CPO Certification
