About This Role

Supervise and lead the on-site facilities team, managing daily maintenance operations, work orders, preventative maintenance, groundskeeping, and inventory to ensure the property meets health, safety, and company standards.

Responsibilities

  • Lead and supervise all maintenance staff, ensuring optimal team performance and development
  • Provide guidance and support to maintenance staff, including training and performance management
  • Oversee work order system to ensure all work orders are completed in a timely manner
  • Perform manual repairs (e.g., fix locks, replace windows) and conduct general upkeep procedures (e.g., landscaping, painting, carpentry)
  • Assist in department and capital expenditure budget preparation and ensure it is followed
  • Plan and schedule repairs
  • Oversee and verify all 3rd party vendor work quality on-site
  • Maintain inventory and records for equipment and supplies
  • Inspect fire life safety systems and schedule repairs as needed
  • Survey buildings and repair mechanical systems to ensure they are consistent with health and safety standards
  • Develop and implement a comprehensive budget plan for the maintenance department, including property maintenance, repairs, upgrades, and capital improvements
  • Accurately estimate costs of necessary maintenance and repair work (labor, materials, contractor fees)
  • Ensure compliance with all company policies, procedures, and legal requirements
  • Uphold brand and company standards, ensuring the property is consistently presented in an exceptional manner

Requirements

  • 5+ years experience in a real estate, hotel, or multifamily maintenance capacity
  • 3+ years experience in a supervisory capacity
  • Proven experience as a maintenance technician
  • Basic understanding of MEP systems
  • Advanced knowledge of HVAC systems
  • Knowledge of general maintenance methods and processes
  • Working knowledge of tools, common appliances and devices
  • Manual dexterity and problem-solving skills
  • Proficient in Office Products and Windows and Apple operating systems
  • Ability to use a variety of hand and power tools
  • Must have a valid driver’s license, valid insurance, and reliable transportation

Qualifications

  • High School or equivalent education preferred
  • 5+ years experience in a real estate, hotel, or multifamily maintenance capacity, including 3+ years in a supervisory capacity, and proven experience as a maintenance technician
