Supervise and lead the on-site facilities team, managing daily maintenance operations, work orders, preventative maintenance, groundskeeping, and inventory to ensure the property meets health, safety, and company standards.
Responsibilities
- Lead and supervise all maintenance staff, ensuring optimal team performance and development
- Provide guidance and support to maintenance staff, including training and performance management
- Oversee work order system to ensure all work orders are completed in a timely manner
- Perform manual repairs (e.g., fix locks, replace windows) and conduct general upkeep procedures (e.g., landscaping, painting, carpentry)
- Assist in department and capital expenditure budget preparation and ensure it is followed
- Plan and schedule repairs
- Oversee and verify all 3rd party vendor work quality on-site
- Maintain inventory and records for equipment and supplies
- Inspect fire life safety systems and schedule repairs as needed
- Survey buildings and repair mechanical systems to ensure they are consistent with health and safety standards
- Develop and implement a comprehensive budget plan for the maintenance department, including property maintenance, repairs, upgrades, and capital improvements
- Accurately estimate costs of necessary maintenance and repair work (labor, materials, contractor fees)
- Ensure compliance with all company policies, procedures, and legal requirements
- Uphold brand and company standards, ensuring the property is consistently presented in an exceptional manner
Requirements
- 5+ years experience in a real estate, hotel, or multifamily maintenance capacity
- 3+ years experience in a supervisory capacity
- Proven experience as a maintenance technician
- Basic understanding of MEP systems
- Advanced knowledge of HVAC systems
- Knowledge of general maintenance methods and processes
- Working knowledge of tools, common appliances and devices
- Manual dexterity and problem-solving skills
- Proficient in Office Products and Windows and Apple operating systems
- Ability to use a variety of hand and power tools
- Must have a valid driver’s license, valid insurance, and reliable transportation
Qualifications
- High School or equivalent education preferred
- 5+ years experience in a real estate, hotel, or multifamily maintenance capacity, including 3+ years in a supervisory capacity, and proven experience as a maintenance technician
