About This Role

Supervise and coordinate property maintenance and facilities operations to enhance community value and ensure efficient functioning. This role involves scheduling maintenance tasks, managing work orders, and overseeing repairs while adhering to budget guidelines.

Responsibilities

  • Schedule maintenance team and assist with daily operations (service orders, repaints/re-carpets, apartment turnovers)
  • Maintain the work order system, prioritizing, delegating, and scheduling work
  • Create and update/close work orders on computer and tablet
  • Perform various maintenance functions, including minor repairs (electrical, plumbing, appliances, flooring, carpentry, painting, heating/air issues)
  • Complete minor repairs and improvements in vacant units to achieve market-ready status in a timely manner
  • Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair
  • Assist with vinyl floor, cove and wall base installation
  • Schedule and participate in emergency on-call shifts and after-hours maintenance
  • Monitor inventory and purchases of maintenance supplies
  • Prepare purchase orders, requisitions, and contracts for maintenance equipment, supplies, and services
  • Develop and adhere to the maintenance budget and authorize expenditures
  • Conduct apartment and property inspections
  • Assist with the development and/or updating of Capital Needs Assessment
  • Monitor completion of preventive maintenance schedules
  • Oversee and assist with trash and snow removal
  • Oversee capital projects, creating work scopes and contracts as needed
  • Oversee the safeguarding of company equipment, materials, common areas, mechanical rooms, and vacant apartments
  • Assist in minimizing energy and utility usage

Requirements

  • Ability to supervise maintenance staff
  • Proficient in safe use of hand tools and small power tools
  • Computer proficient
  • Adequate knowledge of plumbing, electrical, carpentry and heating standard practices
  • Professional demeanor and solid interpersonal skills
  • Ability to handle emergency and pressure sensitive situations
  • Must live within 30 minutes of the property

Qualifications

  • Related building or property maintenance supervisory work experience
