About This Role

The Facilities Manager ensures the safety and functionality of the property's buildings and equipment for student living. This role involves leading the onsite Facilities team and managing third-party vendors to deliver optimal service within a fast-paced environment.

Responsibilities

  • Manage all building services and preventative maintenance programs according to industry best practices, Scion's SOPs, and government regulations.
  • Oversee day-to-day operations including HVAC, plumbing, fire protection, and general building maintenance.
  • Monitor systems and provide diagnostics, preventative maintenance, annual testing, and certification for major building systems.
  • Operate and manage all life safety systems including fire pumps, fire alarms, and sprinkler systems.
  • Prioritize and schedule maintenance work, ensuring quality consistent with Scion’s standards.
  • Manage facilities budgets.
  • Conduct regular inspection tours of buildings and grounds for deficiencies and potential safety issues.
  • Oversee and supervise "Turn" preparation including unit inspections and repairs.
  • Manage the maintenance spare parts and tools inventory.
  • Oversee all other contracted work in the building, including obtaining bids and negotiating prices.
  • Hire, train, and develop Facilities team members, holding them accountable for high-level delivery.

Requirements

  • High school diploma/GED, trade school diploma, or military training
  • 8 years of relevant experience managing building system in multi-unit residential properties
  • 5 years of supervisory experience
  • 5 years’ experience with building automation systems and life safety systems
  • EPA 608 Universal certification
  • HVAC/EPA 608 Universal certification
  • Expertise in plumbing, HVAC, electrical, and mechanical systems
  • Boiler operator or Stationary Engineer Certificate/License
  • Ability to read and interpret design drawings, blueprints, operating instructions
  • Ability to manage multiple projects simultaneously, set priorities, and meet deadlines
  • Basic computer working knowledge, including Microsoft Office and CMMS
  • Valid driver’s license
  • Ability to stand 8 hours or longer per day and lift up to 100 lbs.

Qualifications

  • High school diploma/GED, trade school diploma, or military training
  • 8 years of relevant experience managing building system in multi-unit residential properties, including 5 years of supervisory experience and 5 years with building automation and life safety systems.
