This Maintenance Manager position coordinates with the Community and Assistant Managers to increase property net operating income by safely maintaining the property's exterior and interior to RPM standards, within budget. The role contributes to resident retention through prompt, safe, and efficient repairs.
Responsibilities
- Supervise and ensure the proper maintenance of the property and grounds, including directing maintenance staff and developing a skilled team.
- Maintain the property's operating budget and secure competitive bids for supplies and services.
- Process purchase orders and invoices to control costs.
- Review and prioritize work orders for timely completion and resident satisfaction, maintaining records in computer software.
- Oversee the maintenance, cleanliness, and safety of the community, ensuring compliance with fire and safety codes and overseeing construction projects.
- Troubleshoot and repair HVAC, electrical, and plumbing systems.
- Liaise with the property manager, respond to maintenance emergencies, and follow up with customers.
- Implement preventative maintenance plans and be on call for after-hours emergencies.
- Ensure compliance with OSHA regulations and safety laws, conducting regular property inspections and maintaining a safe workplace.
- Actively mentor and train maintenance team members to enhance skills and knowledge.
Requirements
- 2+ years of multifamily maintenance experience
- EPA certification
- Valid driver’s license
Qualifications
- High school diploma or GED – Preferred
- Two years of multifamily maintenance experience and/or training; or a combination of education and experience will be considered. Minimum of one year of supervisory experience preferred.
Nice to Have
