The Guidelines Team Loan Processor is responsible for ensuring loan files meet investor, agency, and company standards before closing. This role involves fast-paced, high-volume clean-up work, guideline validation, and loan restructuring to support rapid loan movement.
Responsibilities
- Process rush files requiring 24-hour turnaround, including making necessary corrections to ensure closing readiness.
- Work through a queue of 40-50 active files, completing assigned portions of processing without full pipeline ownership.
- Review and update cash-to-close calculations to ensure accuracy prior to closing.
- Analyze and adjust DTI changes based on updated borrower documentation or loan structure.
- Restructure loans due to seller credit changes at closing, ensuring compliance with investor and agency requirements.
- Review borrower documentation including credit reports, bank statements, income documents, and asset verification.
- Identify large deposits and determine required documentation per agency guidelines.
- Apply Fannie Mae and Freddie Mac guidelines to validate loan accuracy and compliance.
Requirements
- 3-5 years of mortgage loan processing experience
- Deep understanding of Fannie Mae and Freddie Mac standards
- Ability to identify borrower documents and determine documentation needs
- Experience processing conventional purchase loans
- VA and FHA loan experience, including knowledge of VA funding fees and COEs
Qualifications
- 3-5 years of mortgage loan processing experience, preferably in high-volume environments.
Nice to Have
- Experience with credit unions or mortgage lenders
