About This Role

Coordinate marketing, leasing, and renewal strategies for a community to meet occupancy, revenue, and resident retention goals. This role involves performing all activities related to leasing to new residents, ensuring resident satisfaction, and securing lease renewals.

Responsibilities

  • Perform all sales and leasing activities to achieve community's revenue and occupancy goals
  • Greet and qualify prospects, conduct community tours, and show apartments
  • Process applications, credit screening, and criminal background checks
  • Prepare the lease and move-in package, and ensure smooth resident move-in and lease signing
  • Inspect apartments prior to resident move-in to ensure readiness and schedule maintenance where needed
  • Stay informed about current market and competitor conditions impacting occupancy and sales
  • Develop and implement marketing plans and goals to sustain occupancy
  • Design and execute marketing activities to drive traffic, including resident referral and employer outreach programs
  • Use property management software (OneSite, Yardi) to track availability, leasing activities, and manage resident data
  • Ensure community and show units meet company standards for show quality
  • Follow-up with prospects and new residents to ensure satisfaction
  • Execute activities for the community’s lease renewal program, preparing packages and contacting renewing residents
  • Respond quickly and courteously to resident and client/owner concerns and questions, taking prompt action to resolve issues

Requirements

  • Ability to stand, walk, and/or sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas
  • Ability to work inside and outside in all weather conditions
  • Ability to push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance
  • Flexible work schedule, including evenings, weekends, and holidays
