This Facilities Manager role ensures the safety and functionality of property buildings and equipment in student living, managing day-to-day operations and overseeing a facilities team. It requires a subject matter expert with strong problem-solving and leadership skills to maintain optimal service for residents.
Responsibilities
- Manage all building services and preventative maintenance programs according to industry best practices, Scion's SOPs, and government regulations.
- Oversee day-to-day operations including HVAC, plumbing, fire protection, and general building maintenance and troubleshooting.
- Monitor building systems, provide diagnostics, and ensure preventative maintenance, annual testing, and certification for all major building systems.
- Operate and manage all life safety systems, including fire pumps, fire alarm panels, and sprinkler systems.
- Prioritize and schedule maintenance work, ensuring quality consistent with Scion’s standards.
- Manage Facilities Technicians, ensuring service requests are completed accurately and within standards.
- Manage facilities budgets and review completed work for accuracy.
- Oversee "Turn" preparation, including inspection of vacated units, repairs, and charges, and ensure completion.
- Manage maintenance spare parts and tools inventory.
- Ensure proper maintenance of equipment to ensure warranty compliance and extended useful life.
Requirements
- High school diploma/GED, trade school diploma, or military training
- 8 years of relevant experience managing building systems in multi-unit residential properties
- 5 years of supervisory experience
- 5 years’ experience with building automation systems and life safety systems
- EPA 608 Universal certification
- HVAC/EPA 608 Universal certification
- Expertise in plumbing, HVAC, electrical, and mechanical systems
- Boiler operator or Stationary Engineer Certificate/License
- Ability to read and interpret design drawings, blueprints, and procedural manuals
- Ability to manage multiple projects simultaneously, set priorities, and meet deadlines
- Basic computer working knowledge, including Microsoft Office and CMMS
- Valid driver’s license
- Ability to stand 8 hours or longer per day and lift up to 100 lbs.
Qualifications
- High school diploma/GED, trade school diploma, or military training
- 8 years of relevant experience managing building systems in multi-unit residential properties, 5 years of supervisory experience, and 5 years experience with building automation and life-safety systems.
Nice to Have
- Intention to obtain Certified Pool Operator (CPO) within six months
