Manage the operational and financial aspects of a community by facilitating optimum performance in personnel management, leasing, collections, and resident services.
Responsibilities
- Operate the community within financial guidelines and approved budget
- Ensure rents are collected, monies posted, and issue 5-day notices and evictions
- Perform physical inspections of the community and verify condition of vacant apartments
- Coordinate with maintenance staff for timely recondition of apartments after move-out
- Directly supervise office staff and maintenance supervisor
- Interview, hire, and onboard community team members; order maintenance uniforms and ID badges
- Ensure professional appearance and behavior of self and community team members
- Manage inventory and order necessary administrative supplies and equipment
- Implement and enforce all company policies and procedures
- Supervise office and leasing personnel to ensure effective sales techniques
- Approve and submit all invoices for payment through Nexus
- Ensure timely, efficient, and courteous response to resident requests or complaints
- Generate and analyze various reports, including Leasing Trends and Financial Performance
- Implement, design, and maintain resident retention programs
- Ensure all personnel operate within OSHA standards and company safety policies
- Report unusual extraordinary circumstances regarding residents or the community
- Seek educational opportunities and self-improvement for personal growth and development
Requirements
- 3-5 years related experience
- Knowledge of Fair Housing Laws
- Experience in managing diverse workforce
- Analytical and Mathematical Skills
- Problem Solving Skills
- Reasoning Ability
Qualifications
- High school diploma or general education degree (GED); or three to five years related experience and/or training; or equivalent combination of education and experience.
- 3-5 years related experience and/or training
Nice to Have
- LIHTC EXPERIENCE PREFERRED
- Affordable Housing Experience
- Certified Apartment Manager (CAM) designation
- Resident Apartment Manager (RAM) designation
Certifications
Fair Housing (within 1 day of hire)
