Oversee facility operations, manage service contracts, and lead a facility management team to ensure efficient and effective delivery of services, consistent with company policies. This role involves financial management, budget development, strategic planning, and fostering strong client relationships.
Responsibilities
- Oversee day-to-day operations of facilities, including custodial, life-safety, engineering, and general maintenance services
- Manage service contracts cost-effectively, including performance and financial review, RFP conduction, and payment assurance
- Lead the facility management team in supervising maintenance programs for facility interior, exterior, and operations
- Ensure facility management staff provide positive and prompt responses to client and tenant requests
- Implement ongoing contract review programs to assess client/tenant needs and promptly resolve problems
- Prepare and deliver consolidated reporting and reviews of budgets, financial reports, contracts, expenditures, and purchase orders
- Develop, prepare, and explain the annual facility budget, quarterly forecasts, and business plans
- Assist in the development of capital budgets, contributing to a five-year plan for maintenance, facility improvement, and cost reduction
- Coordinate collection, analysis, and reporting of statistical data to assess facility management objectives, work order productivity, and cost savings
- Approve positions, direct hiring, training, and motivational activities for facility management staff, and conduct performance evaluations
Requirements
- 8-10 years of facility management experience
- 3+ years experience as a Facility Manager
- Experience in leasing, construction, engineering, and all facets of property operation and building management
- Experience with human resource and performance management processes
- Proficient in understanding management agreements and contract language
- Ability to read and understand construction specifications, blueprints, and single line diagrams
- Skilled in Building Management Systems maintenance and monitoring
- Excellent computer and systems knowledge
- Strong literacy in Microsoft Office Suite (MS Word, Excel, PowerPoint)
- Strong discipline of financial management including financial tracking, budgeting and forecasting
Qualifications
- Bachelors degree in Facilities Management, Corporate Real Estate, Project Management or Business Administration
- Minimum of 8-10 years of facility management experience with at least 3 years at the level of Facility Manager
Nice to Have
- Experience with critical system environments
- CMMS/Work Order Management experience
- Yardi experience
