About This Role

The Property Manager is responsible for the daily operations and fiscal management of designated affordable housing communities, focusing on tax credit sites and affordable housing tenants. This role involves maintaining high customer service, managing property maintenance, budgets, and marketing to achieve occupancy and financial goals.

Responsibilities

  • Collect rents and make daily bank deposits
  • Prepare delinquency reports, monthly cash receipt summaries, and accounting reports
  • Achieve or exceed KPI goals for occupancy, expenses, and NOI
  • Process invoices daily and advise on expense overages
  • Control petty cash funds and submit recaps monthly
  • Send late notices, non-renewal notices, and file evictions
  • Negotiate and order supplies and services with vendors and contractors
  • Conduct staff training, coaching, and disciplinary action
  • Complete performance reviews of staff
  • Maintain property office in an organized and professional manner
  • Complete lease administration for tenants from move-in to move-out
  • Oversee overall property operations and maintenance, including inspections
  • Monitor contractual and vendor relationships for cost-efficient services
  • Market and advertise properties to ensure maximum occupancy levels

Requirements

  • 3-5 years experience managing tax credits sites and processing affordable housing tenants
  • Strong knowledge of property maintenance, budget management, property marketing
  • Proficiency in OneSite Property Management software

Qualifications

  • Some College Preferred
  • Minimum three to five years of hands-on work experience in managing tax credits sites and processing affordable housing tenants, with demonstrated career progression in affordable housing and a solid track record of successful affordable property management.
