The Property Manager at AION Management oversees the daily operations of an apartment community, focusing on financial performance, resident satisfaction, and team leadership. This role aims to maximize cash flow and achieve budgeted net operating income while maintaining a positive living and working environment.
Responsibilities
- Oversee all financial performance of the property and work towards achieving budgeted NOI
- Maximize cash flow by minimizing delinquencies, ensuring timely rent collection, monitoring banking activities, and contacting residents for overdue rent
- Ensure all Real Page data is correct through monitoring input, report functions, and accurate preparation of leasing activities
- Develop cost-saving strategies to reduce budgeted expenses
- Create annual operating budget and business plan with the Accounting team and Regional Real Estate Director
- Review financial statements in a timely fashion and prepare monthly variance reports
- Analyze income, expenses, traffic, lease expirations, market rents, and delinquency financial statements to make recommendations
- Support the leasing team by leasing apartments, responding to inquiries, qualifying applicants, and showing apartments
- Monitor direction of rental activity, on-site sales, marketing outreach, and advertising plans
- Maintain on-going, in-depth knowledge of the associated market, market rents, and demographics
- Complete a daily inspection of the property and market-ready units
- Monitor and direct service operations to ensure service requests are completed within 24 hours and curb appeal standards are met
- Supervise safety and risk management functions, including coordinating monthly safety meetings
- Recruit, select, train, coach, and mentor team members, providing ongoing feedback
- Create a team environment by holding weekly meetings, establishing realistic goals, and fostering open communication
Requirements
- High School Diploma or equivalent
- 5-6 years property management experience
- 1 year supervisory experience
- Working knowledge of eviction law, Fair Housing mandates, and other legal issues affecting property management
- Excellent English communication skills, both verbal and written
- Strong computer skills, especially in Microsoft Office Suite
- Valid driver’s license
Qualifications
- High School Diploma or equivalent, bachelor’s degree or CPM highly preferred
- At least 5-6 years property management experience, with one-year supervisory experience
