This role manages development projects, processing due diligence, overseeing plan production and permitting, and coordinating communication with various stakeholders for new Panera Bread cafes and development initiatives. The position ensures projects adhere to schedules, minimize risks, and maintain compliance throughout their lifecycle.
Responsibilities
- Process due diligence for new development, including scheduling and consultant communication, progress tracking, report review, action step recommendations, and coordinating report distribution
- Manage the plan production and permitting process for new company cafes and other development projects requiring plans or permits
- Communicate with design consultants, permit expediters, landlords, utility companies, and city officials during due diligence, design, and pre-construction phases
- Coordinate shop drawing review, approval, and distribution among Design, Construction, consultants, and Panera Purchasing
- Manage overall project schedules using Procore and/or Microsoft Project, continuously updating all café projects
- Identify, manage, and minimize risks associated with challenging project variables throughout the entire project lifecycles
- Monitor Company projects for consultant compliance with plan distribution to vendors, general contractors, landlords, and other applicable parties
- Manage the distribution and tracking of all incoming and outgoing plans and specifications from Existing Conditions (EC) packages and Site Investigation Reports (SIRs) through final construction documents
- Assist development teams in reducing timelines and overall project durations from initial Development Committee review to final review to increase team productivity
- Schedule, produce, distribute, and present CDO packages of new projects to the Senior Development team
- Prepare and present project status reports on all applicable development projects at regularly scheduled meetings
- Manage the process of payment applications for consultants, general contractors, and miscellaneous vendor invoicing
Requirements
- 5+ years’ experience in construction or development projects
- Previous experience with permit expediting, scheduling multi-unit development, or similar
- Previous experience obtaining permits from cities/municipalities, initiating preliminary plans, surveying sites, and preparing site reports
- Proficiency in Microsoft Excel and Microsoft Project
- Strong organizational and scheduling skills
- Ability to work independently and as a team player in a fast paced, high-pressure environment
- Strong work ethic and professionalism with ability to manage multiple tasks, produce quality work, and meet deadlines
Qualifications
- BS or BA in architecture or related field preferred
- 5+ years’ experience working in construction or development projects, with previous experience in permit expediting, scheduling multi-unit development, obtaining permits, initiating preliminary plans, surveying sites, and preparing site reports.
