About This Role

Join SYNC at Mueller as an experienced Maintenance Technician, performing essential repairs and preventative maintenance tasks to ensure the property interiors, exteriors, and site are clean and in good condition.

Responsibilities

  • Participate in daily groundskeeping duties throughout the community
  • Complete work orders assigned by Maintenance Supervisor and/or Property Manager based on priority
  • Inspect grounds, parking lots, garages, pool areas, amenity spaces, and common areas to remove waste and ensure proper working condition, free from safety hazards
  • Assist in the make-ready process to ensure unit availability for leasing efforts
  • Support Maintenance Supervisor with checklists and assigned projects
  • Update systems with work order and make-ready statuses for tracking and reporting
  • Respond to after-hours and emergency work order calls
  • Maintain the cleaned and repaired condition of property interiors, exteriors, and site
  • Troubleshoot, diagnose, and correct minor air conditioning failures (e.g., low freon, bad compressor, fan motors) while ensuring EPA compliance
  • Troubleshoot, diagnose, and correct minor heating failures (e.g., heat strips, exchangers, thermo couplings) and perform preventative maintenance
  • Troubleshoot, diagnose, and correct minor appliance failures (e.g., dishwasher motors, garbage disposals, ice makers, stove elements)
  • Repair minor electrical problems (e.g., switches, receptacles, fixtures) on 110-220 volt systems
  • Repair minor plumbing problems (e.g., bibs, seats, pop-up assemblies, operate sewer machines, sweat copper lines)
  • Provide minor carpentry, glass, and sheet rock repairs (e.g., doorframes, patch holes, apply texture, repair sub floors, cabinets)
  • Assist in monitoring inventory of maintenance and cleaning supplies for accurate replacement orders
  • Perform necessary repairs and preventative maintenance on vacant rental units to prepare them for occupancy
  • Repair/patch carpet, re-stretch, install vinyl, or sheet goods
  • Re-key locks and cut keys
  • Continuously inspect the property for safety hazards and correct them immediately
  • Share on-call duty with Maintenance Supervisor and be available via pager
  • Perform reasonable duties under supervisor’s direction in completing resident work orders and requests for service

Requirements

  • 2+ years of apartment maintenance experience
  • Valid Driver's License
  • EPA Universal or Type 2 certification
  • Participate in bi-weekly on-call rotation

Qualifications

  • High school graduate or GED
  • 2+ years of apartment maintenance experience
