About This Role

The Maintenance Technician ensures the cleanliness, appearance, safety, and functionality of a property's buildings, grounds, and amenities. This role involves completing work orders, preparing vacant units for new residents, and supporting cost control programs while adhering to safety standards.

Responsibilities

  • Complete assigned work orders for resident requests and routine property upkeep within 24 to 48 hours, diagnosing defects and making repairs according to established policies and safety standards.
  • Perform the "make-ready" process for vacant apartment homes, including pre-move-out inspections, creating maintenance lists, scheduling vendors, obtaining supplies, and inspecting completed work.
  • Support cost-cutting and expense control by repairing rather than replacing parts, minimizing waste, and correctly using tools and equipment.
  • Manage maintenance shop inventory by tracking items used, returning unused items, and notifying the supervisor of re-ordering needs.
  • Complete documentation and other paperwork accurately and promptly to track service requests.
  • Inspect work performed by contractors, vendors, and service providers to ensure quality standards and scope are met.
  • Comply with safety and risk-management policies by attending meetings, completing training, and reporting accidents.
  • Provide excellent customer service by treating residents with respect, answering questions, responding to complaints, and completing work orders efficiently.
  • Assist in routine and periodic property inspections to identify safety concerns, ensure good repair, and communicate physical property needs to management.

Requirements

  • High School Diploma or GED Equivalent
  • Ability to work weekends when scheduled
  • Ability to perform essential job functions unaccompanied
  • Proficiency in internet, word processing, spreadsheet, and database management programs

Qualifications

  • High School Diploma or GED Equivalent
  • 1-3 years of apartment maintenance experience or equivalent preferred.

Nice to Have

  • 1-3 years of apartment maintenance experience or equivalent
  • Proficiency in property management software (preferably Entrata Yardi and/or One Site)
