About This Role

This position performs technical and mechanical work to ensure the physical aspects of buildings, grounds, amenities, and common areas meet cleanliness, appearance, safety, and functionality standards. It involves completing work orders, preparing vacant units, and maintaining property upkeep.

Responsibilities

  • Complete assigned work orders for resident requests and preventative maintenance by diagnosing and repairing defects according to established policies
  • Complete the “make-ready” process for vacant apartment homes, including pre-move-out inspection, creating a “punch” list, scheduling vendors, and inspecting completed work
  • Follow procedures for accessing and obtaining maintenance materials and supplies, tracking inventory, and notifying the supervisor of re-ordering needs
  • Complete documentation and other paperwork in a timely and accurate fashion for service request tracking
  • Assist in maintaining grounds, common areas, and amenities by picking up trash, pressure-washing, general cleaning, and painting
  • Support cost-cutting and expense control by fixing rather than replacing parts and practicing correct tool usage
  • Comply with safety and risk-management policies, attending meetings, completing training, and reporting incidents promptly
  • Periodically inspect work performed by contractors, vendors, and service providers to verify quality standards are met
  • Assist in conducting routine property inspections to identify safety and risk concerns and communicate physical property needs to management

Requirements

  • EPA certifications Type 1 and II or Universal for refrigerant recycling
  • All certifications as required by State and Local jurisdictions
  • Valid driver’s license to operate a golf cart on property, if applicable
