Maintenance Technician II

About This Role

The Maintenance Technician II diagnoses and repairs problems across various systems in apartment homes, ensuring timely service requests and maintaining the physical condition of the community. This role helps create exceptional living experiences for residents by performing maintenance and repair work across various systems.

Responsibilities

• Diagnose and repair problems in areas such as HVAC, electrical, plumbing, major appliances, and carpentry.
• Complete assigned service requests and repairs in a timely manner, consistent with company standards.
• Ensure vacant apartment homes are rent-ready by performing turnkey work as required.
• Conduct apartment preventative maintenance.
• Assist in painting both interior and exterior surfaces.
• Maintain a safe work environment by following all safety policies and procedures and reporting unsafe conditions.
• Perform hot works including brazing, soldering, and welding according to company standards.

Requirements

• 2-3 years of experience in maintenance work
• Knowledge of HVAC repair
• Knowledge of Plumbing
• Knowledge of Electrical systems
• Knowledge of General Maintenance repair work
• Valid driver's license
• Ability to accommodate an on-call schedule
• Ability to communicate effectively with associates and residents
• Ability to read and understand policies and procedures (Key Control, Apartment Home Turnover, Maintenance Emergency)
• Ability to identify cleaning and chemical supplies, understand Hazard Communication Safety Data Sheets (SDS), and proper application of chemicals
• Knowledge of Personal Protective Equipment (PPE) and ability to use properly
• Basic understanding of emergency systems, shutoffs, locations and sequence of operations
• Knowledge of paint types and paint tools

Qualifications

• 2-3 years of experience in maintenance work, including knowledge surrounding HVAC repair, plumbing, electrical, and general maintenance repair work.
