Maintenance Technician II

About This Role

This Maintenance Technician II role is responsible for executing maintenance requests, diagnosing problems, and performing repairs to maintain the physical condition of apartment communities. This individual ensures that service requests and repairs are completed in a timely manner.

Responsibilities

• Diagnose and repair problems in areas such as HVAC, electrical, plumbing, major appliances, carpentry, and emergency systems.
• Complete assigned service requests and repairs consistent with company operating and equipment/supply standards in a timely manner.
• Ensure vacant apartment homes are rent-ready and perform turnkey work as required.
• Conduct apartment Preventative Maintenance.
• Assist in painting both interior and exterior surfaces.
• Maintain an Incident and Injury Free safety culture by following all safety policies and procedures and reporting unsafe conditions.
• Perform Hot Works including brazing, soldering, and welding within AvalonBay’s Standards.

Requirements

• 2-3 years of experience in maintenance work
• Knowledge of HVAC repair, Plumbing, Electrical, and General Maintenance repair work
• Valid driver's license
• Ability to accommodate an on-call schedule
• Ability to communicate with associates and residents for customer service
• Ability to read and understand policies and procedures (Key Control, Apartment Home Turnover, Maintenance Emergency)
• Ability to identify and handle cleaning and chemical supplies, read Hazard Communication Safety Data Sheets (SDS), and understand proper application of chemicals
• Knowledge of Personal Protective Equipment (PPE) and ability to use properly
• Basic understanding of emergency systems, shutoffs, locations and sequence of operations
• Knowledge of paint types and paint tools

Qualifications

• 2-3 years of experience in maintenance work, including knowledge surrounding HVAC repair, plumbing, electrical, and general maintenance repair work.
