Maintenance Technician

About This Role

The Maintenance Technician is responsible for executing maintenance requests by diagnosing problems and making repairs to maintain the physical condition of the community. This role ensures timely service requests and repairs, contributing to an exceptional living experience for residents.

Responsibilities

• Diagnose and repair problems in areas such as HVAC, electrical, plumbing, major appliances, and carpentry
• Complete assigned service requests and repairs consistent with company standards
• Ensure vacant apartment homes are rent-ready in a timely manner, performing turnkey work as required
• Conduct apartment Preventative Maintenance
• Assist in painting both interior and exterior surfaces
• Maintain Incident and Injury Free safety culture by following all AvalonBay safety policies and procedures
• Perform Hot Works including brazing, soldering, and welding within AvalonBay’s Standards

Requirements

• 2-3 years of experience in maintenance work
• Knowledge of HVAC repair, Plumbing, Electrical, and General Maintenance repair work
• Valid driver's license
• Ability to accommodate an on-call schedule
• Ability to communicate effectively with associates and residents
• Ability to read and understand policies and procedures (Key Control, Apartment Home Turnover, Maintenance Emergency)
• Ability to identify cleaning and chemical supplies, read Hazard Communication Safety Data Sheets (SDS), and understand proper chemical applications
• Knowledge and proper use of Personal Protective Equipment (PPE)
• Basic understanding of emergency systems, shutoffs, locations and sequence of operations
• Knowledge of paint types and paint tools

Qualifications

• 2-3 years of experience in maintenance work, including knowledge surrounding HVAC repair, Plumbing, Electrical, and General Maintenance repair work.
