Maintenance Technician

About This Role

This Maintenance Technician role is crucial for resident satisfaction in apartment complexes or townhomes, requiring skills in electrical, plumbing, carpentry, and general maintenance. The technician will perform various repairs and upkeep tasks ensuring proper functionality and aesthetics of properties.

Responsibilities

• Perform maintenance of electrical systems, including replacing light bulbs and cleaning circuit breaker panels
• Assist in the setup of ventilation, refrigeration, and other systems, conducting necessary repairs
• Maintain heating and plumbing systems to ensure proper functionality
• Inspect alarm systems (fire, protection) and schedule repairs when needed
• Perform manual repairs such as fixing locks and replacing windows
• Undertake pest control activities like spraying insecticide
• Maintain property grounds, including landscaping, painting, and carpentry tasks
• Assist with preventative maintenance such as filter changes and clean-ups
• Conduct regular inspections of grounds, buildings, plumbing, and electrical systems
• Respond to maintenance tickets quickly and professionally, following through until completion

Requirements

• Minimum 2-3 years as a maintenance technician
• Minimum 2 years of experience in carpentry, plumbing, electrical, general maintenance
• Ability to provide own tools
• Ability to travel between properties
• Manual dexterity and strong problem-solving skills
• Strong working knowledge of proper tool usage, appliance repairs, carpentry, plumbing, and electrical
• Ability to stand, sit, bend, crouch, stretch, lift, carry, and move objects over 5lbs
• Basic computer skills for maintenance ticketing, workflow management, and time and attendance reporting
• Ability to work overtime and be on-call as required
• Ability to run a snow plow and remove snow

Qualifications

• Minimum 2-3 years as a maintenance technician, preferably in apartment complexes or townhomes. Minimum 2 years of experience in carpentry, plumbing, electrical, general maintenance.

• Experience with Real Page / One Site / Microsoft Word & Outlook
• Previous safety training
