The Maintenance Supervisor oversees maintenance operations for a portfolio or property, responsible for training and supervising Maintenance Technicians. This role ensures timely completion of work orders, efficient unit turns, and adherence to maintenance budgets.
Responsibilities
- Oversee maintenance operations and supervise Maintenance Technicians
- Perform mechanical and electrical maintenance including plumbing, electrical wiring, drywall, and HVAC
- Conduct scheduled preventative maintenance (weekly, monthly, quarterly, annually)
- Ensure all required inspections (fire, backflow, elevator, pool) are current
- Process maintenance work orders efficiently and cost-effectively
- Ensure vacant apartments are "made ready" within 7 days
- Adhere to the property budget for repairs and maintenance expenses
- Provide mentoring and training to maintenance staff
Requirements
- Superior organization and communication skills
- Ability to provide courteous and professional service
- Honest in time reporting, reliable and on-time to work
- HVAC experience
Qualifications
- Educational degree not required.
- At least one year of experience in multi-family property management preferred.
Nice to Have
- Valid driver's license (may be required)
- CPO certification
- EPA certification
- Multi-family property management experience
