Assistant Maintenance

About This Role

Assist the maintenance supervisor in maintaining the physical integrity of the property, ensuring all duties are carried out safely and according to Valiant Residential policies. Maximise renewal and leasing opportunities by effectively managing resident service requests.

Responsibilities

• Complete resident service requests within 24 hours
• Implement and manage the system for handling resident service requests
• Schedule and assist with the on-call rotation for staff
• Conduct all business in accordance with company policies and procedures and all state and federal laws (ADA, Fair Housing, OSHA, etc.)
• Assist in the distribution of flyers and other materials
• Keep all safety materials current and readily accessible
• Maintain accurate records of preventive maintenance, service requests, and make-ready status of all vacant apartments
• Schedule and perform minor and routine maintenance on appropriate equipment
• Diagnose and perform minor or routine maintenance or repair on electrical, plumbing, HVAC, appliances, and various property components
• Handle “on-call” duties and participate in standby emergency schedules

Requirements

• 2+ years full-time apartment maintenance experience or related trade experience
• Basic knowledge of electricity, plumbing, carpentry, painting, and HVAC
• High school diploma or equivalent
• EPA (refrigerant, transition, and recovery certification)
• Strong verbal and written communication skills in English
• Own a basic set of hand tools
• Valid driver’s license with good driving record and auto insurance
• Ability to work some weekends as needed

Qualifications

• High school diploma or equivalent
• Minimum of two years of full-time experience in apartment maintenance or a trade that requires basic knowledge of electricity, plumbing, carpentry, painting, and HVAC
