Perform a variety of maintenance duties including equipment installation, troubleshooting, repairs, and preventative maintenance for a single property in Charleston, SC, ensuring it meets company standards and applicable laws.
Responsibilities
- Perform equipment installation, troubleshooting, repairs, and preventative maintenance to ensure property standards and legal compliance
- Schedule, prioritize, and ensure timely completion of all work orders within 48 hours
- Complete basic repairs related to HVAC, electrical work, carpentry, fixtures, plumbing, appliances, and windows
- Assist in prioritizing work orders and monitoring building and equipment maintenance
- Perform all site-level preventative maintenance inspections and assigned duties
- Prepare vacant units as assigned
- Work collaboratively with vendor teams on identified maintenance projects
- Maintain an adequate inventory of hand tools, parts, and supplies
- Maintain a positive, respectful, and professional manner with residents, vendors, and colleagues
- Provide on-call emergency maintenance services as scheduled
Requirements
- Ability to work in a physically demanding environment (frequent kneeling, lifting, pushing, pulling, bending)
- Ability to regularly lift more than 20 lbs. and frequently lift up to 80 lbs. with assistance
- Ability to navigate property/building including climbing stairs and walking common areas quickly and easily
- High school graduate or equivalent
- 4 years multi-family or commercial building maintenance or equivalent experience
- Intermediate computer skills (email, internet-based time tracking, Microsoft Office including Excel)
- Must provide own hand tools (Hammer, Screwdriver (Phillips and Slotted), Crescent Wrench, Channellock Pliers, Pipe Wrench, Allen Wrench, Utility Knife, Flashlight, Hacksaw, Nut Drive Set, ¼” Socket Set, Set of Star Bits, Wire Stripper, Torpedo level, Inspection Mirror, Cordless drill, Tape Measure, GFI Receptacle Tester, Handheld Infrared/Laser Thermometer, Basic Multimeter)
- Ability to communicate effectively both written & orally
- Good interpersonal skills
- Valid driver's license
- Access to reliable transportation
- Ability to work on call and weekends as scheduled; available for overtime
Qualifications
- High school graduate or equivalent; 2-year Technical Degree or equivalent work experience
- 4 years multi-family or commercial building maintenance or equivalent experience
