Perform skilled maintenance and preventive repairs on HVAC, plumbing, and electrical systems in City of Alexandria buildings. Ensure maximum efficiency, economy, and quality of work on diverse building systems.
Responsibilities
- Perform preventive maintenance, monitor, repair and replace controls for major/minor HVAC equipment
- Check gauges regularly to assure boilers and air conditioners are operating properly and perform adjustments and repairs
- Calibrate and maintain control systems; make combustion efficiency tests on boilers and adjust burners
- Monitor computer information regarding HVAC equipment and respond as required, maintain logs of operations and temperature readings
- Repair and replace plumbing parts and fixtures, clear large and small drain lines
- Access work order maintenance system, perform administrative duties including answering emails and inputting information
- Read building drawings and blueprints to locate equipment and identify sources of problems
- Access BAS system to clear alarms, alter building schedules, and identify equipment that needs repairs or maintenance
- Respond to after-hours emergency repair calls when serving in an on-call capacity
Requirements
- High School Diploma or GED
- Valid state driver's license
- One year of experience in operation and maintenance of boilers, air conditioning, refrigeration, electrical, mechanical or plumbing systems (for Level I)
- Five years of experience repairing and maintaining HVAC, electrical, and plumbing systems in commercial buildings (for Level II)
- Experience using and operating automated building systems (for Level II)
- Experience servicing boilers (for Level II)
- Three years of journey level work experience (for Level III)
Qualifications
- High School Diploma or GED
- Entry level with one year experience in operation and maintenance of building systems for Level I; five years for Level II; three years journey level for Level III
Nice to Have
- Significant experience in more than one of plumbing, electrical, generator and/or general mechanical repairs
- Working knowledge for the operation of boilers, HVAC equipment, other auxiliary equipment and controls
- Ability to understand, operate, and troubleshoot Building Automated Systems (B.A.S.), Energy Management Systems (E.M.S.) and other computer-based control and monitoring systems
- Ability to identify problems in the system for early detection of breakdowns
