Support the Superintendent in managing all onsite construction activities for multifamily for-rent projects, ensuring adherence to quality, schedule, and safety standards. This role involves coordination of contractors, inspections, and daily site operations for projects ranging from $40M to $100M.
Responsibilities
- Review plans for constructability
- Maintain job schedule and coordinate contractors
- Assist with city and third-party inspections
- Maintain Quality Control in assemblies and materials
- Implement Contract Documents and manage material deliveries
- Conduct weekly jobsite meetings
- Manage general conditions and costs, and submit daily field reports
- Manage onsite staff and ensure safe jobsite operations
- Oversee compliance with OSHA and SWPP regulations
- Take project progress photos and videos
- Assemble submittal packages to various jurisdictions
- Communicate effectively with stakeholders including building staff, inspectors, contractors, and owners
- Request and track bids, RFIs, PCOs, submittals, and other project documents
- Coordinate procurement and review of close out documents
- Develop and update construction and Master Schedules
- Oversee punch list and other closeout processes
Requirements
- 1-3 years or more of construction experience
- Working knowledge of Construction Document design process
- Working knowledge of Plan Check and Permitting Process
- Working knowledge of Bidding, addendum, and contract award process
- Working knowledge of Change order process
- Working knowledge of Common construction equipment and techniques
- Working knowledge of Common construction materials and systems
- Working knowledge of Contract provisions and contract administration
- Working knowledge of Cost savings vs. Value Engineering and such efforts and methodology during various stages of design
- Working knowledge of Construction process
- Working knowledge of Estimates and estimating
- General computer usage with emphasis in Microsoft Office
- Working knowledge of Jobsite safety
- Working knowledge of various components of “front end” specifications for construction contract documents
- Ability to read blueprints & understand various stages of drawings & specs
- Ability to work with mathematical concepts such as probability and statistics, and fundamentals geometry
- Ability to define problems, collect data, establish facts, and draw valid conclusions
- Understand A/E & other consultant contracts
- Understand roles & responsibilities of team members
- Ability to work in an outdoor environment, including in inclement weather
Qualifications
- Bachelor’s degree or higher in Business, Construction Management, Engineering or Architecture or equivalent job experience.
- 1-3 years or more of construction experience; superintendent experience preferred.
