About This Role

The Floating Maintenance Technician will be responsible for the upkeep and repair of residential and commercial properties in the Dayton and Cincinnati areas, ensuring buildings, landscapes, and equipment are well-maintained. This role involves performing a variety of tasks, including plumbing, electrical, HVAC, and unit turnover, to ensure operational efficiency and visual appeal of properties.

Responsibilities

  • Perform routine inspections and maintenance tasks on residential properties, including plumbing, electrical, and HVAC systems.
  • Supervise the work of outside contractors involved in maintaining the property's physical condition, as directed by the Property Manager.
  • Address routine maintenance issues and requests promptly, such as minor carpentry work, leak repairs, painting, and repairs to small and large household appliances.
  • Conduct regular inspections to identify maintenance needs and ensure compliance with safety and fair housing regulations.
  • Ensure that vacant units are promptly prepared for rent and maintain common areas and vacant units to a "market-ready" standard.
  • Keep detailed and accurate records of all maintenance activities and maintain a comprehensive inventory of supplies.

Requirements

  • Reliable transportation
  • Satisfactory background and MVR checks
  • Ability to communicate effectively in English, both verbally and in writing
  • Basic skills in electrical work, plumbing, and carpentry
  • Strong communication and interpersonal skills
  • Solid work ethic and ability to work independently
  • Ability to perform manual labor and lift objects weighing over 50 lbs.
  • Ability to work in various weather conditions
  • Ability to participate in the on-call rotation

Qualifications

  • Experience in property maintenance, construction, or a related field is highly preferred.
