This role is for a dedicated and skilled housing operations professional responsible for the successful operation of all Trenton Housing Authority (THA) Asset Management Projects (AMPs). The Director of Housing Operations manages affordable rental housing developments and develops and implements policies for asset management and compliance.
Responsibilities
- Perform administrative and supervisory work related to the operation of affordable rental housing developments owned and/managed by THA
- Develop and implement policies and procedures related to effective asset management and compliance
- Prepare strategic plans and performance reports
- Supervise staff responsible for monitoring preventive maintenance programs and schedules
- Supervise staff responsible for managing waitlists
- Supervise staff responsible for completing income certifications and re-certifications
- Supervise staff responsible for leasing units
- Supervise staff responsible for collecting rents
- Supervise staff responsible for performing unit inspections
- Supervise staff responsible for accepting and processing maintenance work orders including follow-up
- Supervise staff responsible for coordinating maintenance services
- Supervise staff responsible for managing extermination and pest control programs
- Supervise staff responsible for enforcing leases and house rules
- Supervise staff responsible for enforcing parking policies and procedures
- Supervise staff responsible for coordinating life and safety inspections
- Supervise staff responsible for referring residents to THA’s Resident and Community Services Department and social service providers
Requirements
- Bachelor’s degree in social services, public administration, business administration or related field
- 7+ years of experience in public housing management, affordable housing management, real estate property management, low-income tax credits, or related field
- 5+ years at a senior management level
- Valid New Jersey driver’s license and insurable under THA’s plan
