This role involves overseeing the construction and post-construction phases of development projects as the Owner's Representative. The manager ensures projects meet quality, budget, and schedule, while fostering communication with internal and external stakeholders.
Responsibilities
- Review civil, building, and development drawings for coordination and value engineering
- Review civil and building permit drawings to expedite approvals
- Review and negotiate Guaranteed Maximum Price (GMP) bids and provide recommendations to the owner
- Review General Contractor (GC) contracts and support finalization of construction agreements
- Provide value engineering and cost-saving recommendations
- Assist GC with preliminary master schedule development and milestone identification
- Support in securing permits and approvals
- Provide oversight and management of General Contractor throughout construction
- Review GC project schedule and manage GC to achieve deadlines
- Review Change Order requests and provide recommendations to Owner
- Review weather delay requests and provide recommendations to Owner
- Participate in Weekly Owner/GC project coordination calls
- Conduct quarterly project site visits and on-site meetings with GC
- Provide site reports to Owner summarizing observations
- Provide monthly budget updates for Owner
- Review monthly payment requests from GC and provide recommendations to Owner
- Conduct site visit for final walkthrough and creation of punch list
- Review final project closeout documents and completion of punch list items
- Review and approve final pay application, including lien waivers and contract closeout documentation
- Issue final project approval for release of retainage
Requirements
- Bachelor's degree in engineering, Construction, or Architecture or equivalent experience
- 8+ years in project management within real estate development, construction, or similar field
- Strong proficiency in financial management and budgeting of a construction project
- Proficient knowledge of Excel, Word, Microsoft Project, AutoCAD
- Proficient knowledge of estimating and project management utilizing cost accounting software (Viewpoint preferred)
- Proficient knowledge of Procore
- Strong knowledge of construction means and methods, contracts and schedules
- Demonstrated ability to manage multiple projects and competing priorities
- Ability to comprehend and communicate effectively with diverse audiences through various mediums
- Proficiency in numerical calculations, including discounts, percentages, and basic algebraic concepts
- Capacity to analyze problems, gather data, and make informed decisions
- Ability to interpret technical instructions
Qualifications
- Bachelor's degree in engineering, Construction, or Architecture from an accredited College or University or equivalent experience
- Minimum of 8 years of experience in project management within real estate development, construction, or a similar field. Additional experience representing a project owner preferred.
