About This Role

Manage all aspects of commercial construction projects from client relations to profitability, ensuring successful completion while upholding high quality standards. You will act as an ambassador for the company, building connections with clients and internal teams.

Responsibilities

  • Serve clients alongside project teams, establishing connections and understanding objectives
  • Set initial expectations with clients and internal project teams, adjusting as necessary
  • Rally project teams to achieve common goals
  • Own and manage client relationships, schedules, budgets, profitability, and document control
  • Attain a thorough understanding of the prime contract details, including billing and change orders
  • Review drawings and specifications, proactively identifying design deficiencies and schedule concerns
  • Assist with creation and review of scope sheets and subcontracts with Project Team
  • Review the Master Subcontract Agreement for conflict resolution with subcontractors
  • Identify, procure, process, and review all required permits and inspections
  • Discuss and create billing schedules with clients at project onset
  • Review and manage Committed Cost Report daily, including cost projections and forecasting
  • Lead weekly OAC meetings and meeting minutes
  • Collaborate with the Project Superintendent to develop and update project schedules using Microsoft Project and Pull Planning
  • Meet weekly and communicate daily with the Superintendent to assess project progress, schedule, changes, and deliveries
  • Write, negotiate, and collect change orders
  • Communicate weekly construction schedule updates to the Project Team and applicable parties
  • Review monthly pencil copy owner pay applications with Project Accountant and Engineer
  • Review weekly Accounts Receivable report, assist with collections, and provide status updates
  • Attend critical subcontractor meetings to alleviate and prevent conflict
  • Attend Project Analysis meetings to report on project status, budget, billings, and subcontractor performance
  • Manage the entire change order process for clients and subcontractors
  • Track and maintain costs for cost-plus or g-max contract structured projects
  • Manage project through comprehensive completion including punch walk, final payment, and close out document delivery
  • Communicate, promote, and enforce safety protocols to meet or exceed OSHA standards
  • Complete job site analysis safety reports and send to Safety and Risk Management
  • Report all accidents to Safety and Risk Management immediately

Requirements

  • Demonstrated knowledge of and experience with managing commercial renovation/improvement construction projects within healthcare, commercial, or retail environments
  • Proven ability to build quality relationships with Clients, Architects, Engineers, Sub-Contractors, and employees
  • Solid track record of closing out jobs on time, on budget, and with high quality
  • Strong communication skills with a respectful, positive, and personable style
  • Resourceful and thorough problem solving skills
  • Strong computer skills with Microsoft Office, Microsoft Project, and Sage 100
  • 3-5 years’ experience in a Project Manager capacity working on commercial construction projects totaling $5M or more

Qualifications

  • Bachelor’s degree in Construction Science, or related field, and/or equivalent experience
  • 3-5 years’ experience in a Project Manager capacity working on commercial construction projects totaling $5M or more

Nice to Have

  • Experience working within occupied buildings
  • Experience with Procore
