CMMS Operator

About This Role

The CMMS Operator supports the operation and maintenance of a large academic facility by managing the Computerized Maintenance Management System (CMMS) workflow and dispatching technicians. This role ensures compliance with KPIs, drives operational efficiency, and improves service delivery.

Responsibilities

• Manage workflow of service requests and maintain the CMMS system
• Receive service calls and dispatch technicians to address issues
• Administer daily work requests and preventive maintenance tasks
• Interface with customers and generate daily reports
• Process timesheets, create work orders and purchase requests
• Order materials and process invoices
• Manage uniforms, company vehicles, and mobile devices
• Ensure compliance with Key Performance Indicators (KPIs)
• Oversee data entry for assets, maintenance history, work orders, inventory, and user accounts
• Develop and deliver static and ad-hoc reports to monitor performance

Requirements

• 2-5 years' experience working with a CMMS system supporting facility maintenance
• Experience in facilities maintenance analytics, report writing, and interpreting maintenance data
• Strong problem-solving skills in research and trend analysis
• 2+ years of general clerical and word processing experience
• Knowledge of Microsoft Office Suite
• Basic accounting functions required
• Project tracking software experience
• Able to type 40 WPM
• High school graduate or equivalent
• Excellent written and oral (English) communication skills

Qualifications

• High school graduate or equivalent
• 2-5 years working with a CMMS system supporting facility maintenance; 2+ years general clerical and word processing experience
